It starts with last year's workbook and a "Save As."

Somebody rolls every line forward by three or four percent, because there are forty properties and nobody has the time to rebuild forty budgets from the ground up. Rent growth gets one number for the whole year, even though the leases roll in twelve different months. The elevator contract that renews in July gets a full year of the increase. February's water bill, the one from the leak, quietly becomes the new baseline.

Then the owner points at one line and asks where the number came from.

And the honest answer is that it's the old number, times something, typed by someone who has since moved to another region.

Answer only what needs a human.

Most of a budget can be worked out from the documents and your company standards, so EZNOI works that part out. Then it brings you the exceptions, one at a time: a one-time spike, a category the documents never mention, an occupancy target that fights your own standard.

Revenue that follows your leases

Rent increases land in the month each lease actually rolls, not on a smooth curve. On a real rent roll that can move budgeted revenue by several points.

Contracts priced from their renewal date

A 22% elevator renewal in July costs you six months of the increase, not twelve. Each vendor contract carries its own amount, renewal month and increase.

Payroll built from positions

Budget the people, not a percentage. Each position has its own cost lines, its own merit increase and the month that increase takes effect.

Billback, utility by utility

Water and sewer may be billed back at close to 90% while common-area electric is not recoverable at all. One blanket rate gets both wrong.

Takeovers and odd periods

Taking over a property on May 15? You get a real partial-year budget, with that first month prorated to the day and benchmarks annualized so it does not look artificially lean.

  • Monthly reforecasting against actuals is on the way, not in the product.

What people ask before they book.

Does the AI make up numbers?

No, and it can't. Every figure in the budget comes from a calculation engine that runs the same way every time, and each line lists the drivers that add up to it. The AI words the questions, suggests where an unfamiliar account belongs, and reviews the finished budget. With the AI switched off, the budget still builds.

What do I need to get started?

A T-12 is the only document that's required. A rent roll, a lease expiration report, last year's budget and your chart of accounts each make the budget sharper, and you can add them when you have them.

Does it work with my property management software?

If your system can export a T-12 and a rent roll to Excel, CSV or PDF, yes. There is no direct integration yet, so for now you export the reports and upload them.

Do we have to use your chart of accounts?

No. Your chart is the chart, with your own GL codes and account names. You map it once and that mapping is saved for every upload after it.

Can I change a number I disagree with?

Yes. Change an assumption and the whole budget recalculates. Or set a line directly, as an annual total or month by month. Anything entered by hand is marked as edited, and the calculated figure stays beside it for comparison.

What do I walk away with?

An operating budget, a capital plan and an assumptions report, exported as an Excel workbook with live formulas and as a PDF budget report.

Who can see our data?

Each company has its own workspace. People sign in with their own account and a role, and a manager only sees the properties they have been given. We're happy to walk through the details on the demo.

What does it cost?
